It’s no secret that home values have dropped over the past 12 months throughout the region. However, not every neighbourhood and housing type are equal. This is why when someone asks, “how’s the market?”, I have to dig a little deeper to figure out what they are actually asking. The detached home market in rural Abbotsford and Langley has been, as you’ll see, a quite different market than North Surrey townhomes. In this statistic-heavy post, I take a look at which neighbourhoods throughout the Fraser Valley mitigated price reductions more so than others.

Fraser Valley Benchmarks

The benchmark price for detached homes throughout the Fraser Valley dropped -5.4% over the last year (November 2024-November 2025), whereas townhomes were hit harder, something that isn’t typical, with a -6.8% drop. Similarly, the benchmark value for apartments fell by -6.9% in those same 12 months. So if your neighbourhood/type didn’t drop by these amounts, it means that you’re neighbourhood maintained its value more than the region.
