Previously on Real Estate Nerds, I shared a post that ranked which Fraser Valley neighbourhoods weathered the 2025 the best, as well as those that got hit the hardest. In this post, I’m going to do the same, but for Greater Vancouver!

Greater Vancouver Benchmarks

Vancouver’s market didn’t get hit as hard as the Fraser Valley, likely due to it being on a slightly different cycle. Whereas the Fraser Valley saw more rapid increases over the past few years, Greater Vancouver’s gains were a bit more muted, which reduces some volatility in the market. The benchmark price for detached homes throughout the Greater Vancouver region dropped -4.3% over the last year (November 2024-November 2025). Townhomes had similar reduction, with a -4.4% drop. Meanwhile, the benchmark value for apartments fell by -5.2% in those same 12 months. If your neighbourhood/type didn’t drop by these amounts, it means that you’re neighbourhood maintained its value more than the region.
